Mechanics Lean:  Got a registered letter from Roper Lumber on June 9 saying that Phil Rea owed them $15,400 and under Virginia Code 43-11 the home owner is responsible for payment.  (Google the VA code; reading it will make your brain hurt.)  Code says the home owner is responsible to the extent of payments not yet made to the prime contractor (Phil Rea).  Who knew?  My balance outstanding to Phil Rea is $1500.  It will be interesting to see how all this plays out.

Done

Feb 10, Sign contract with prime Phil Rea, Inc.
Feb 17, Meet with designated project manager, Tim Kelley, plus window sub came to measure all windows. Kim Drewry, the tile lady at Phil Rea, visited to view bath. Tile selections made.
Feb 18, Kathy and I went to Norfolk Industrial Park to pick out the Quartz for the vanity top.  While in Norfolk we found a tile supplier for pieces that Phil Rea said were NOT available. We also visited Robert Furr's shop to make vanity and medicine cabinet choices.  Lead time in 5 weeks.  (No hurry to tear out bath for now despite the urgings of Phil Rea.)  We also went to Lowes and ordered sinks, faucets, shower hardware and exhaust fan.  Delivery in two weeks.  ChaChing $1560.  Still need to order the towel warmer via the internet ($400).
Feb 24, Ordered the heated towel rack from Hudson Reed.
Feb 25, Picked up the "special order" stuff from Lowes.  (sinks, faucets, and shower fixtures.  Vent fan still outstanding.).  Took the bath cabinet drawings back to Robert Furr with approval.
Feb 27, Agreed to a bath start date of 9 March.
Feb 28, Kathy and I picked up towel warmer from FedEX, we visited Lowes to look at electrical fixtures.  We also cleaned out the "pinball" closet which sits below the bath renovation.  Some construction activity is anticipated in the closet (perhaps holes being cut in the ceiling).
Mar 6, Picked up the exhaust fan/ light combo from Lowes.
Mar 7, Kathy and I cleaned out the bathroom and moved the bookshelves from the hallway.  Kathy also cleaned out the linen closet and loaded stuff to be donated into the Sequoia.  I like throwing stuff away.
Mar 18: Send 17 photos to the Nationwide insurance person along with Pearce's estimate for repairs to the broken wall.
Apr 6: Kenny presented the Phil Rea estimate to repair the wall.  Bottom line $10,600 of which their insurance company will pay for about $3000.  No great deal.
May11: Plodding along. Completion still weeks away.
May 22: Phil Rea done for now.  PortaPotty removed.  After back ordered window arrives in June it will be installed.   After the painting is done new gutters will be installed.
June 13.  Wall taken down and rebuilt with new bricks.  A crew of 8 guys put the wall up quickly, and straight!  Final cleanup is scheduled on June 15.
